Waterline House at Paddington Basin is one of six buildings within the Merchant Square Project. The building is accessed directly from the tow path from Paddington Basin and is a 16-storey (ground + 15), mixed use residential building with three basement levels.

 

The scheme includes basements (6,500 sqm/70,000sqft) provide 123 car parking spaces,153 market residential apartments (11,600 sqm/125,000sqft - net internal area) served off two dedicated structural cores.  Included are 44 number affordable apartments (2,388sqm/25,700sqft - net internal area) served off a separate core.  Combined retail and office space totals 15,000sq.ft gross internal area.

 

The building has two distinct architectural characters; at the basin the form is more regular with a distinct base, middle and top and at Harber Road the architectural form is ‘U’ shaped enclosing a private courtyard. The urban concept for the development maintains a calm and sophisticated approach to the south adjoining the basin to fit into the surrounding context. To the north, the building is heavily modelled with the courtyard to increase usable frontage and the aspect quality. The increased area creates the opportunity for light to penetrate the heart of the development.
