The site in Stampford Hill adjoins Clapton Common and sits adjacent to the conservation area flanked by listed buildings including the Church of the Good Shepherd and the Synagogue school. Open space is created to the south and seventeen preserved trees are retained within the amenity area. The development includes 103 private and affordable residential apartments with houses and duplexes to the north, with a total development area of 11,000sqm (118,400sqft). The linear ‘spine’ is the organising element on an east west axis. From this a ‘finger’ configuration respects the listed buildings to the south and takes advantage of views to the open space to the Common. The alignments are determined by the contextual surrounding figure ground pattern. The buildings form three units with individual character set back varying in height from five to nine levels. A three storey ‘plinth’ building locks in reconnecting the street frontage and relating to the two storey scale of the adjoining residential streets.
