The site extends to 5.9 hectares (14.5 acres) of industrial land buildings which were formerly part of the Handley Page Airfield. It is prominent in the street scene of Frogmore; at the front it adjoins the Conservation Area and at the rear it is bounded by the former green belt airfield.

The site is located in the adopted St Albans District Local Plan Review and is currently an Employment site. Policy 20 acknowledges that the site is considered suitable for a wide range of employment uses including storage and distribution (B8). It is one of only six sites in the district on which storage and distribution is considered to be an acceptable commercial use.
