The master plan creates connections from St Steven’s Grove to Molesworth Street and linkages from Lee High Road to new Public Square and then on to Cornmill Gardens and the Glass Mill Leisure Centre.

 

The plot edges are defined with streets and squares and the master plan allows for phased development over time. The architectural forms are linear elements with directional ends to encourage and strengthen movement systems. The built forms follow pedestrian desire lines. Landmark Developments are located on the western edge with large entrance foyers on axis with Public Market Square.

 

The built form generally subdivides into building sections with individual cores and party walls. Residential Courtyard Developments with internal access from semi public space filter down the scale from west to east. The western side promenade spine sites allow for 32/22/16/14/12/10 floors graduating north to south. The eastern side promenade sites allow for 11/7/6 floors. At the High Street the higher elements sit at 15/10/8/7 floors graduating north to south.
