The Stagecoach Bus Depot site extends 1.029 acres and is located within the central area of Chester. The site is strategically positioned to the north of the Roman City Walls and to the south of Chester University. The land is linear linking to two pubic frontages at Liverpool and Victoria Road. 

The development proposal is on ground plus four levels. The contiguous form is punctuated with cross fingers, which define private amenity spaces at ground level.
