The scheme retains the existing frame and floor slabs of a redundant office building to provide new offices at the ground level and 9 residential apartments on upper floors. 

 

The development is on the ground plus three upper levels organised around two separate cores which  serve the apartments and two communal gardens at roof level. The cladding is predominantly 52mm red and buff quarter bond brickwork with 6mm joints and shifted aluminium windows framed at the jambs, head and cills with metal panels. At the base a plinth is formed in natural slate enclosing planters offering privacy to the glazed  B1 frontage facing Middle Lane.

 

Floor levels are expressed with metal channel highlights and two L shaped feature frames organise the front and rear elevations. At the top level these features merge into the brise soleil and the external skin translates into light grey metal rainscreen cladding to all facades.
